    Many homeowners feel they have no options, but we can help you through this and get your property sold. Most foreclosures are due to a lack of communication between the lender and home owner. We fill that gap.

    • A no-recourse short sale is the answer for many homeowners.

    We will negotiate with your lender and strive to get in writing that they will accept the short sale and will release the lien without full payoff.
    There are 3 conditions that the lender will want proven before a Pre-foreclosure Short Sale.

    • Seller must be in financial distress.
    • Property will sell for less than what is owed.
    • Lender in writing approves short sale with full release of lien with no re-course.

    Also important to you is for your agent to negotiate your credit rating so it can be preserved.
